Buying your home will likely be your greatest investment ever and you will want to know the steps of the home buying process. This is where I come in as your real estate agent. I am a professional agent with a process when it comes to helping clients through real estate transactions. When you work with me, you will know each step of the home buying process from the beginning. I guide you through a ten step buying process to ensure you don’t miss out on anything and don’t pay too much.
I don’t know how your experience has been with other real estate agents, however I like to sit down with my clients and ask lots of questions to ensure I meet and exceed your expectations, needs, and wants. I have provided an outline of the buying process and what you can expect when working with me to help you reach your goals.
We will meet to talk about your wants and needs to help me help you find the right home. I will want to know about your past buying experiences to ensure this purchase goes just the way you want. At the meeting you will receive a packet of information that has everything you need to buy real estate in Nevada. We will go over the process for finding you the right home to make sure you don’t miss anything or pay too much. Next, we will set up an appointment to see homes.
Once you have mortgage pre-approval, we will know the price range to focus your home search on. Being pre-approved by a lender provides you with more negotiating power during the buying process.
The Home Search
To aid you in your home search, I will set you up with tools that are customized to your specific needs and wants, which will notify you when a property match hits the market. I will be on the lookout for properties that are a good fit for you. I get notified when my network of 350 Dickson real estate agents obtain listings and I will share these homes with you. Through the process of elimination, you will find the right house.
Writing the Offer
I will help you write your offer and conduct a competitive market analysis on the home you are interested in to make sure you don’t pay too much. This is your official proposal to the seller for the home that you are interested in purchasing.
As your real estate agent, I will guide you through the negotiation process. Negotiations are to be expected and as your expert I will represent you professionally and obtain the best deal possible.
Once the negotiations are complete, you and the seller will come to a point where you both agree and an offer is accepted.
The accepted offer between you and the seller is a legally binding contract that specifies dates for tasks to be completed. In order to maintain the integrity of the contract, both the buyer and seller must meet the specified dates or request an extension of time. Getting through this period generally leads to closing and the official purchase of your home.
Home Financing & Inspections
When buying your home, mortgage companies will set up an appraisal by a neutral third party. I will help you obtain licensed inspectors for your home purchase and I will be present for each home inspection. Most inspections are paid by the buyer.
Home Repair Requests
Once the home inspections are completed, it is common for a buyer to request repairs to be made for unexpected items that come up. It is in the best interest of the seller to negotiate with you and make the repairs. I will advise you on the repairs and handle the negotiations.
Property Title Work
The Title Company, acting as a neutral third party in the transaction, will ensure the property you are purchasing is correctly identified and clear of all legal issues.
Schedule Signing at the Title Company
Each party, the buyers and the sellers, will have a separate appointment at the Title Company to sign the official paperwork and transfer money between parties. All funds are held in an escrow account until the close of escrow.
At this point you will want to have a final walk-through to ensure the home is in the condition you agreed to in which to buy it. The walkthrough serves as a final check for any remaining, unresolved issues with the home. This is done prior to the Title Company recording the legal papers and releasing money to the seller from the escrow account.
When all legal papers have been signed, your home is all set to close. Your lender will do a final check of all the loan paperwork and then will fund the loan. The Title Company will hold all papers and funds until the close of escrow date. At this stage you should call the utility companies to transfer the services into your name on the close of escrow date.
On the scheduled Close of Escrow date, the Title Company sends legal documents to the County Recorder’s Office. Once recording is confirmed, all monies are disbursed from the escrow account and you will receive the keys to your new home. Congratulations! You are now the proud owner of your new home!
